Exempt Buildng Works

 

1. A farm shed on agricultural land which is not within 200m of a road or a property boundary.

2. Minor structures not higher than 3.0m

Examples playground and sporting equipment, garden furniture, temporary market stalls, minor plant and equipment covers, and similar structures.

3. Attaching a sun hood, less than 2m2 in size, to an existing building.

4. Erecting a tent not bigger than 100m2.

Self-assessable development

1. A domestic shed not bigger than 10m2 in area, not higher than 2.4m not longer than 5 metres and not in a tropical cyclone area

2. A domestic fences not higher than 2m,

3. A flagpole, mast or tower, non-load bearing aerial, antennae or satellite dish not larger than 900mm in diameter not higher than 10m in height if free standing or not higher than 3.5m above a building to which it is attached and not inside an area covered by airport Obstacle limitation Surfaces Standards (O.L.S.) of the Civil Aviation Safety Authority.

4. A domestic retaining walls not higher than 1m and at least 1.5m away from a building.

5. Domestic filling or excavation not deeper than 1m and not steeper than
" for sand . . . . . . . . . . 2 horizontal to 1 vertical; and
" for silt . . . . . . . . . . . 4 horizontal to 1 vertical; and
" for firm clay. . . . . . . 1 horizontal to 1 vertical; and
" for soft clay . . . . . . . 3 horizontal to 2 vertical; and

6. Installation of smoke alarms and emergency lighting, and minor work

Example minor works = reversing door swings and fitting door handles,

7. Building work for installation, repair, maintenance or alteration of a heating appliance which is not an integral part of a building.

8. Building work for erecting a sign that is not attached to a building and is not higher than 2m; and not wider than 1.2m.

9. Building work for repairs, maintenance or alterations to an existing building

So long as the works does not
" change the floor area or height; or
" affect any or only minor structural component; and
" affect more than 20% of the total minor structural component; and
" affect any or only a minor components of fire safety system; and
" affect more than 20% of the total number of the minor component

Example of minor structural component-
o a verandah post
o a roof beam or lintel supporting not more than 5m2 of roof area
o metal connectors or bracing members
Example of minor component of a fire safety system-
o a sprinkler head
o a smoke alarm

10. Building work for attaching minor attachments to an existing building

Example, sun hoods projecting no more than 1m from the building, sun blinds, roof ventilators or similar attachments.

11. Building work for temporary site offices, gantries and scaffolding on building sites.

12. Building work erecting a tent greater than 100m2 but smaller than 500m2; which will remains in place for not more than 4 weeks and which, when erected, will comply with the 'Acceptable solutions' as stated in Queensland Development Code Part 28, under

Special local government decisions

1. Nomination which road frontage of a building can be reduced under Queensland Development Code Part 11 or 12.

2. The amenity and aesthetic impact of a building in a locality determined by resolution of Council.

3. Residential occupation of a building, other than a class 1, 2, 3 or 4.
